Scheduling
Along with the conceptual estimate, Kozeny-Wagner develops a master schedule for your project. This schedule is prepared with input from all team members, and graphically depicts the interrelationships and durations of all project activities. The project schedule shows the following items:
- Schedule of Owner activities
- Schedule of Architect/Engineer activities
- Schedule of long lead materials and equipment
- Schedule of approvals from all governmental bodies including city, state and federal authorities, if required
- Schedule of major construction and phasing activities
This schedule includes all our strategies that take into consideration any ongoing operations. The schedule will also indicate the long lead material or equipment items and the critical subcontracts that should be awarded during the design phase. These steps insure on-time project delivery.
Value Engineering
A very important activity during the pre-construction phase is value engineering. At Kozeny-Wagner, we approach the project and all its design components with an eye toward the following:
- What are the alternatives that can be analyzed for each component of the project?
- Is it durable yet aesthetically pleasing?
- What are the costs of the different alternatives?
- What are the advantages and disadvantages of each alternative as it relates to design, cost, practicality, construction and maintenance?
- Can it be made and/or installed for less? Are there reliable, qualified, and competitive trade contractors available to perform the work?
- How will it affect the overall budget and design/construction schedule?
- What is the impact on the trades, the budgets and the sequencing of the work?
- Are there alternatives to the basic components?
- Does the design create difficulties with regulatory authorities, union jurisdiction and practices, available qualified trade workmen, tolerance and installation problems, etc.? How do we avoid these difficulties?
- Should the selected components be pre-purchased to avoid delays?
Constructability Reviews
Kozeny-Wagner provides constructability reviews during the design phase. This can save on project costs, anticipate and mitigate field problems, minimize potential change orders, improve the overall project timeline, and still achieve the designer's intent. Constructability reviews also help Owners to find what improvements can be made to achieve the design intent, and make sure all project decisions take into consideration the effect on the constructability.
